Do you use subcontractors?
No — not for our renovation works. Every listed trade, from carpentry and hacking to masonry, tiling, plumbing, electrical, ceiling and painting, is carried out by our own in-house teams, with carpentry fabricated at our Defu South factory. The only exception is specialist supply items such as vinyl flooring and sintered stone, sourced from trusted specialist partners. In short: no subcontracting on our core works — they stay strictly in-house.
What are ENF-grade boards, and why do they matter?
ENF (E-Nothing Formaldehyde) is the lowest formaldehyde-emission grade for engineered boards. We use SGS-tested ENF-grade carcass boards as standard on all carpentry — not as a paid upgrade.
Do you take on partial renovations?
Yes. We're happy to take on partial scopes — kitchen-only, carpentry-only, or any single trade.
What property types do you work with?
All of them — new BTO flats, resale and older homes, condominiums, landed properties and commercial spaces.
Is there a minimum project size?
We don't enforce a strict minimum, and we're glad to take on partial scopes like kitchen-only or carpentry-only. For very small single-room touch-ups, we may refer you to a trusted partner so you're still well looked after.
How do I get a renovation quote?
Build an indicative, itemised estimate yourself with our online quote builder — pick your property type and add the works you need. A firm, line-item quote is confirmed after an on-site measurement.
Is the online quote a real, final quote?
No — it's an indicative estimate built on our standard rates to give you a ballpark. Your firm, line-item price is confirmed after an on-site measurement.
How is payment structured?
Payment is staged across the project: 15% upon confirmation, 40% prior to commencement of works, 40% upon carpentry measurement, and 5% upon handover. Variation and design orders (VO / DO) are payable immediately.
What's typically not included in a quote?
Our quotes cover the labour and works described. Items usually excluded — because they're selected and supplied to taste — are lighting, hardware and sanitary ware.
How long does a typical renovation take?
Most projects run 4 to 12 weeks, depending on the complexity and scope of works.
Do I have to handle HDB / condo permits and submissions?
No — we handle the entire renovation permit application and submission for you. The only thing we need is for you to sign off and acknowledge that we're applying for the permit on your behalf.
Do I need my keys before I reach out?
Not at all. Many clients get in touch during the Option-to-Purchase stage — planning scope and budget early saves weeks down the line.
Can I visit the factory?
Yes, by appointment — most clients come on a Saturday. You'll see ENF boards being cut and meet the foreman working on your unit.
Do you provide a warranty?
Yes. Our renovation and installation works carry a one-year workmanship warranty.

Our studio and carpentry factory are at 2 Defu South Street 1, #07-10/#07-10M, Singapore. We serve homeowners across Singapore — and you're welcome to visit the workshop.
